Austin’s newest boutique Bed & Breakfast. The historic Fairview is back, totally updated with all the conveniences you expect from a modern hotel.

We have 6 rooms, 4 with King beds, 2 with a Queen. Three of our rooms are suites that sleep up to four people. All of our rooms have private en suite bathrooms.

A buffet breakfast is served every day from 7:30 am – 11:00 am. Each room has an HDTV with free Netflix, Hulu, and Amazon Prime Some rooms are dog friendly.

We can handle special diets like gluten free, vegan, nut free, or paleo

Right in the heart of downtown Austin, just 4 blocks walk from South Congress. Close enough to enjoy, far enough away to relax.

    Such a lovely home and wonderful people. We stayed in the Live Oak Suite which was incredibly spacious. Beautiful and so comfortable. Very relaxing. The location is perfect. So close to SoCo but off the path just enough. Great breakfast and extremely accommodating Owners.

    I don’t often stay in B&Bs, usually opting for boutique hotels, but The Fairview would make a fan of anyone. The entire, gorgeous home has been beautifully renovated and everything has been finished tastefully. This was my first stay in Austin and the owners, Jimi and Vivian, know the city very well and embody Texan grace. I hope to return again soon and The Fairview will be my go-to home to spend my next stay in this wonderful city.

    the fairview is perfect!! Their amenities are comparable to a Ritz or Four Seasons. They are all the upside of a quaint and cozy B & B and all the updates of a 5 star hotel. Breakfast is wonderful and the best tasting gluten free items ever. A must!!

    We had a wonderful stay at The Fairview. My husband and I brought our two boys, 8 and 5, and stayed in the very spacious Live Oak Suite. The kids each had their own twin bed in the attached library and we slept in the *very comfortable* king bed. The bathroom was huge and newly renovated, with lovely appointments. We also had an attached yoga room that we used every morning for some stretching and light calisthenics with the boys. OK, we may also have shut the kids in there to play video games. There is also a playscape in the garden behind the house, so the boys had an outdoor place to play.

    The breakfast featured homemade granola and yogurt with a fresh fruit salad every day. My boys (even the grown up one) were crazy for the candied ginger scones and asked for them to be repeated. The French toast casserole was also a big hit. Viv contacted me ahead of our stay to discuss my 8-year-old’s food allergies and served us a delicious menu that was peanut, tree nut and shellfish free and put my worried son at ease.

    I was partial to the fabulous espresso machine and the nightly happy hour featuring local wines in front of the fireplace and great conversation with Jimi and Viv. You could not ask for more gracious hosts. They went out of their way to make sure all our needs were accommodated, gave us great advice on where to eat and Jimi even helped us carry our suitcases up the stairs!

    The Fairview is right off South Congress in a great neighborhood, so it’s close to all the hotspots and easily accessible. It’s also only about 20 minutes from the airport. Such a great combination of classy, high end hotel and down home, charming B&B cannot be beat. We will be staying here again the next time we are in Austin.

    We celebrated a wedding here with a brunch for about 50 people. Everything was perfect! We booked the entire B&B and the bride and groom even stayed with the family. The owners were very helpful and accommodating and our families raved about the comfort, the food and the service. The bride got ready in the largest room and it was perfect for all of us to gather before the ceremony. The grounds are amazing and there is even space to play croquet which the kids loved. I highly recommend the Fairview!

    We stayed here shortly after they opened. We stayed in the Pecan Room with the screened in porch seen from the front. It was wonderful to wake up and have a leisurely cup of coffee on the porch as well as a romantic nightcap. The building and grounds were beautiful. It is tucked away in a neighborhood so quiet but only a short cab ride to everything downtown. The owners were very nice and live on the grounds in a separate house. The breakfasts they provided each morning were very nice – consisting of hearty healthy food like homemade yogurt, fresh fruit and breads as well a main course. I would highly recommend this B&B for any occasions you might have and look forward to coming back!
